Studio-Bedingungen
These Studio Terms apply to all studio rentals, productions, events, workshops, shoots, and venue bookings at Black Forest Studios.
1. Cancellation Policy
We take the protection of your personal data seriously. This privacy policy explains what data we collect, how we use it, and your rights under the General Data Protection Regulation (GDPR).
1.1 Event Bookings
If the tenant cancels the contract before the start of the rental period without naming a replacement tenant who enters into the same contract under the same terms, the following cancellation fees apply:
- Cancellation up to three months before the rental period: free of charge.
- Cancellation up to two months before the rental period: 50% of the confirmed contract price.
- Cancellation up to one month before the rental period: 100% of the confirmed contract price.
The landlord will make reasonable efforts to re-rent the premises. Cancellation must be made in writing.
2. Liability Insurance
For events and functions, the tenant is required to obtain liability and/or commercial liability insurance covering the intended usage risk prior to the rental period.
Proof of insurance must be provided upon request.
3. Opening Hours and Rental Duration
Standard building opening hours are daily from 8:00 AM to 6:00 PM.
The agreed daily rental price includes a maximum usage duration of 10 hours. Additional usage hours must be agreed upon separately.
For usage exceeding 10 hours, an additional charge of 10% of the agreed gross daily rental price per additional hour will apply.
Usage must end no later than 24:00 unless otherwise agreed in writing.
4. Tenant Responsibilities
The tenant shall treat the rental premises, furnishings, equipment, and all facilities with care.
The tenant is liable for damages, contamination, alterations, or misuse caused by:
- the tenant
- employees
- guests
- service providers
- contractors
- visitors
The rental premises shall be returned in the same condition as received.
5. Noise Regulations and Conduct
In the public areas of Black Forest Studios — particularly hallways, staircases, corridors, and restrooms — all persons must speak exclusively in low and subdued volume levels.
Loud speaking, shouting, laughing, music playback, speaker use, amplified audio, or any other disruptive noise is prohibited in public areas.
The tenant is obligated to inform all guests, employees, suppliers, contractors, visitors, and service providers of these rules prior to entering the premises and to ensure compliance throughout the rental period.
This regulation serves to protect other tenants, productions, recordings, and events taking place simultaneously within the studio complex.
In the event of violations, Black Forest Studios reserves the right to remove individual persons or terminate access to the premises without entitlement to compensation, refunds, or damages.
These restrictions do not apply in cases of a full exclusive booking of the entire studio complex, provided this has been explicitly agreed upon in writing.
6. Event Management and Safety
The tenant must appoint a responsible event or production manager who remains present throughout setup, operation, rehearsals, and dismantling.
The designated manager is responsible for ensuring compliance with all applicable safety regulations and operational requirements.
7. Permits
Any required permits, registrations, licenses, or official notifications must be obtained by the tenant prior to the event or production.
8. Subletting
Subletting or transferring usage rights to third parties is prohibited unless explicitly approved in writing by Black Forest Studios.
9. Catering
External catering providers are only permitted with prior written approval. Black Forest Studios reserves the right to require the use of approved catering partners.
10. Repairs and Damage
Any damages or alterations must be reported immediately.
Repairs may only be carried out with prior written approval by Black Forest Studios unless immediate action is necessary to prevent further damage.
If repairs are not carried out properly or within the agreed timeframe, Black Forest Studios reserves the right to commission repairs at the tenant’s expense.
11. Final Provisions
Any amendments or additions must be made in writing. Should individual provisions become invalid or unenforceable, the remaining provisions shall remain unaffected.
The place of jurisdiction is Freiburg im Breisgau, Germany. These terms are governed by the laws of the Federal Republic of Germany.
